Commonly asked questions...

How much will it cost me?

There are no up front fees to give you information about our properties.  If you would like to lease one of our properties, please complete an online Rental Application.  THERE IS NO APPLICATION FEE.  Once approved, you will be contacted to make arrangements to get the Deposit to us.  We will not 'hold' a property for you without the Deposit.  Because our properties rent so quickly, PLEASE DO NOT APPLY IF YOUR DEPOSIT FUNDS ARE NOT AVAILABLE.  EFFECTIVE 1/1/19, the Deposit is $1,000 at all of our properties.  There is no additional Pet Deposit required.  The Deposit is due WITHIN 4 HOURS of an application being approved.  We can accept Deposit payments online via PayPal or Venmo.  If applicant fails to provide the Deposit within that time, they will be deemed to have refused the unit and the next application will be processed.  Once we receive the Deposit, the home is yours.  We will stop advertising the unit and hold the property until the agreed upon move-in date.

 

Is the Deposit refundable?

No Deposit will be refunded if the applicant changes his/her mind and fails to execute a Residential Lease Agreement.  However, at the time of Lease-signing, the Deposit will convert to a refundable Security Deposit.  The Lease is typically signed at the time of move-in, when you receive your keys.  If the property is left clean and undamaged - and the Lease has not been broken - the Deposit will be returned within 30 days following the end of the Lease.  No Deposits are returned if the Lease is broken.

 

What price range of homes are available?

Our rental prices currently range from $795 - $950 (for multi-family housing units).  Our single family homes range from $995 - $1,600.

Who is responsible for the utilities & trash?

The residents pay for their own utilities at all of our properties.  On-site dumpsters are provided for residents at apartment complexes with 4 or more units.  City trash pickup is provided at the properties located in White Bluff and Franklin (if property is within the city limits).  Residents at all other properties are responsible for their own trash (either haul it to a local convenience center or you can hire a trash service company to do this for you).

What amenities are included?

All of our properties are unfurnished.  All include a Refrigerator, Stove and Central Heat & Air.  There are additional amenities at some properties (i.e. dishwashers, washer/dryer units, microwaves, fireplaces, lawncare, etc.).  Please check each property for specific information.  CHECK EACH PROPERTY DESCRIPTION BEFORE RENTING.

 

Are pets accepted?

We do allow pets at all of our properties.  Aggressive dogs will not be tolerated - regardless of breed.  There may be a limit to the number of pets in one household.  There is no additional Pet Deposit required and we do not charge "pet rent".  Failure to clean up after your pet(s) may result in pet privileges being revoked.

What does "renting sight-unseen" mean?

It means that we are not showing the property.  We pre-Lease our properties approximately a month before the current residents move out, so there are usually still residents in the homes when we advertise them.  You are welcome to drive by and view the exterior / neighborhood, but you cannot schedule a showing.  We keep updated photos on our website of all of our properties.  "Virtual Tour Videos" are available online for most of our properties as well.  You can view all of our properties online to give you an idea of how well we maintain our properties.  If you are not comfortable renting sight-unseen, please do not apply.  Everything we advertise rents in less than 48 hours.

How long will it take to process my application?

It depends.  We always try to have an answer for you within 24 - 48 hours.  We verify employment, rental history and credit.  If your current and/or previous Landlord(s) do not respond to our request(s) for a rental reference, it will likely cause us to move on to the next applicant.  Once we receive a deposit from an approved applicant, we will notify all other applicants via email that the property has been rented.  If no email address is provided on the application, you will not be contacted.  Applications will remain on file for 30 days and we can use an application on file for a different property if something else becomes available that suits your needs.

 

How can I help to make it easier to process the application?

Make sure the application is complete.  If you are starting a new position, it will help speed your application along if you furnish us a copy of your employment offer letter.  Once you have submitted an application, it is always a good idea to follow up with us to be sure we've received it.  All persons over the age of 18 MUST be listed as an 'Applicant' so that we can perform background checks on ALL adults residing at the property.

What if my credit is not so great?

You don't have to have perfect credit to rent from us.  Since we are primarily concerned about your ability to pay the rent, we also look at other factors such as income, length of employment, rental history, etc.  However, we will always pull the credit report(s).  If there is an unpaid balance with a previous landlord or property manager, your application will not be approved.  If you have no credit or poor credit AND no landlord references, we will likely request that someone with good credit sign a 'Guaranty' for you.  We will perform credit checks on person(s) who sign a Guaranty.

 

Do you paint walls and clean carpet in every property once it is vacant?

We want our houses to be clean and to generally look freshly painted.  We usually paint all walls between renters, although we have had some units returned to us that are immaculate with no nail holes at all.  We will not rent you a property with nail holes and scuff on the walls.  Carpets are cleaned on an as-needed basis but we try to make sure they look great at move-in.  There are no holes or torn carpets in our units.

 

Where are homes available?

All of our properties are located South and Southwest of Nashville - in Williamson, Dickson and Cheatham counties.  We have properties in Franklin, Leipers Fork, Fairview, White Bluff, Burns, Dickson and Pegram.  If you'd like to be notified of our upcoming vacancies, be sure to sign up to receive our email notifications.  Each time a resident informs us that they are moving, we send out an email notification to everyone who has signed up on the website (see bottom of web page).

 

What is the typical length of lease?

All of our Leases are either 6 months or 1 year, depending on the property.  Once a resident has leased from us for at least 1 year, they may be allowed to rent on a month-to-month basis - if requested.  A $35 per month premium is required.  Month-to-month Leases are subject to management approval.  All terms and conditions of the original Lease remain in full force AND 30 DAYS NOTICE IS STILL REQUIRED AT MOVE-OUT.  All Lease terms end on the last day of a month.

What will need to be paid before moving in?

As mentioned earlier, the Deposit is due WITHIN 4 HOURS of an application being approved.  We can accept Deposit payments online via PayPal or Venmo.  The first month's rent must be paid in certified or cleared funds prior to you receiving keys for the property.  If the move-in date is a day other than the 1st, the first month's rent will be pro-rated.  If the move-in date is after the 15th of the month, the 1st month's prorated rent AND the following month's rent will be due at move-in.  After the initial rent payment, residents have a variety of options for future rent payments:

1. Mail in check or money order.

2. Drop off check or money order in our locked dropbox .

3. Utilize any of our online payment methods (eChecks / bank drafts are FREE for our residents).

 

NOTES:

We do NOT accept cash. 

PayPal or Venmo may only be used for the Deposit payment.  Rent payments are not accepted via PayPal or Venmo.

 

Is it OK if I work from home?

Please use the premises only as a private residence.  Working from your home is allowed, however, running a daycare or any other business that may cause excessive wear and tear on the property is not allowed.
